01They came in with a question, not an address

Thaer and Madison were new to Greenline when they sat down for their first strategy call — a couple building toward the long term, ready to invest, and wanting the decision made properly rather than quickly. So the property came last. First came the strategy: goals, borrowing position, cashflow modelled in plain English — what holding an investment would actually cost, and actually do. Only once the numbers made sense did we go looking for the address that fitted them.

02The address was Taigum — and the case wrote itself

Fourteen kilometres north of the Brisbane CBD. Nine hundred metres to Zillmere station, twelve minutes to the airport, one minute to the local shops. Behind the suburb sat the bigger machine we’d been pointing investors at all year: South East Queensland absorbing millions of new residents over the coming decades, an infrastructure build-up running toward the 2032 Games, and rental vacancy in the area near zero. Growth corridors aren’t a slogan — they’re a checklist. Taigum ticked it.

03What they bought was brand new — deliberately

A townhome in Handford Villas, a boutique development on Handford Road by Heran Building Group — a Queensland builder three generations deep. Buying off the plan meant contracts were signed in October 2024 at $835,000 with a 10% deposit — and the balance wasn’t due until the build was done. Then came the part that looks like waiting, but isn’t.

04The construction window did the heavy lifting

While Handford Villas went up, Taigum kept moving — local growth was running above ten per cent a year when they signed, and closer to fifteen by the time the build was complete. Every point of it accrued on the full contract price while Thaer and Madison’s outlay was still the deposit. When the development completed in January 2026, the settlement valuation came in at $1,150,000 — $315,000 above what they’d paid — before they’d held the keys for a single day.

It was earning before it settled: with vacancy that tight, the townhome was leased before settlement even occurred — tenanted from the first day they owned it.

05Seven months on, it’s still moving

The property is now valued at more than $1.25 million — over $415,000 ahead of the contract price in under two years. And Thaer and Madison’s next conversation with us isn’t about whether the strategy worked. It’s about what the second property looks like.
